How it works
You do one application. The consultant handles the banks.
Leave your number
Three short questions here. That's all it takes to start, and it costs nothing.
A consultant phones you
They go through what you earn, what you're buying and what you can afford, and tell you which documents to send.
One application, several banks
The consultant sends your application to the banks that suit you. You don't fill in each bank's forms yourself.
You choose the offer
Banks that approve you send an offer. You compare the rates and pick one, or none.
Compare the banks that lend for homes
What each lender publishes about its home loans. Rates aren't listed: every bank prices each person separately, which is exactly why it pays to apply to more than one.
| Lender | Lends up to | Longest term | Worth knowing |

Open the calculatorWhy apply to more than one bank
Banks don't publish one rate for everyone. Each one prices you on your own income, credit record and the property, so the same person can get a different rate, and a different yes or no, from each bank. Applying to several is how you find out which one wants your business most.
Doing that yourself means filling in each bank's forms and answering the same questions over and over. A bond originator (the consultant we pass you to) does it in one go: one interview, one set of documents, several banks. Banks pay originators a fee when a loan they arranged is registered, which is why the service is free for you.
You're never obliged to take an offer. If none of them suit you, you walk away and it has cost you nothing.

Questions people ask
Does it cost anything?
No. The consultant is a bond originator, and banks pay originators a fee when a loan they arranged is registered. You pay the normal costs of buying a home, whichever way you apply.
Is Home-Loans.co.za a bank?
No. We compare the lenders and pass your details to a home loan consultant, who applies to the banks for you. Each bank decides whether to lend and at what rate.
Why do you ask for my number first?
It's what the consultant needs to phone you. If you stop after the first step, they'll still call to help.
Will you share my details with anyone else?
Only with the home loan consultant, and through them with the banks you apply to. Never to anyone selling something else. Privacy.
Which banks can I apply to?
Absa, FNB, Nedbank, Standard Bank, Capitec, Investec, SA Home Loans, Discovery Bank and Old Mutual all offer home loans. Your consultant suggests which suit you. Compare them.
What's the prime rate right now?
10.75%, since the Reserve Bank's decision on 23 September 2026. What it means for a bond.
Do I need a deposit?
No. Several lenders go to 100%, and some to 110% for first-time buyers. Which ones.
How long does it take?
Banks usually answer within a week or so of getting your documents. Registration at the deeds office typically takes two to three months after that.
